To sell your home at the maximum dollars obtainable, in the shortest period of time, with the least inconvenience to you.


 

To Accomplish this I will:

 

Provide and prepare all the mandatory documentation for Listing your home.  I carefully explain all the information and go through the entire contract, clause by clause to you in detail. I believe you must know and understand everything you are signing.

Outline the procedure for Buyer Agents’ when they book an appointment to view your home. Our office is open 7 days a week to assist with appointment requests.

If necessary, arrange for any specific help you might need to get your home ready to go on the market. This might include any of the following:  painter, maid service, handyman, home inspector, gardener, electrician etc.

Co-ordinate with you, and your family, to ensure I schedule activities that respect your routines. Flexibility from me will ensure that I am able to implement various marketing strategies to maximize the SOLD price of your home.

Design in detail, a custom feature sheet of your home for prospective Buyers.  Your home will be professionally photographed for all Marketing Materials, both print and electronic. . All print material will remain at your home, accessible to everyone to take home as reminders and consideration for your home.

Have our Team install our Award Winning FOR SALE sign at the front of your home.

Conduct an exclusive agent’s open house where a catered lunch will be served.  I know that when people feel welcome they tend to stay longer, have a more enjoyable time and remember the experience.  They will tell other about your home!

Create an Extensive Internet Marketing program to gain maximum exposure.  Some of the websites include:  MLS & Realtor.ca, clivemcleanliving.com, IDX Internet Data Exchange, Bosleyrealestate.com, Zoocasa.com, linkedin facebook and facebook marketplace, craigslist, Kigigi, youtube and more will be discussed.

Stay in constant contact with you to provide feedback from open houses / showings / agents etc.  Continue our dialogue regarding further strategies to market your property as well as any improvements.

Personally contact each Agent after a booked appointment to obtain their Buyers’ feedback about your home.  Field any questions and overcome any stumbling blocks to assist them in facilitating an offer.

Professionally Negotiate an acceptable Offer. There are many details in the contract that we must consider...of course, price is important however, other details might be significant in negotiations. I will ensure you are fully aware of all details and that you are able to make an informed decision. I am certified in negotiating and I will advise you how to counter offer, when to compromise, or when to walk away.

Send any and all appropriate documents to your professionals including mortgage broker / lender, lawyers etc., to assist you in a smooth closing and a stress free move.
