Toronto's hot housing market continues to spark bidding wars and in many cases buyers are going in with clean offers, meaning no conditions in order to win. This can be a big mistake moving forward and that house you bought might cost a lot more than you expected. Inspection firms can identify plenty of potential trouble spots like Knob and tube wiring, 60- amp electrical service when the norm is 100 or 200- amp. Old galvanized plumbing, it rusts can leak and plug up, slowing water flow. Old lead pipes are a health risk, all of these will cost you more to insure the house and the insurance companies will give you 6 to 12 months to change them. Major work costing you the buyer more. Another big one is the roof and the foundation, check for leaks or gradual deterioration very expensive to repair. In the last few years prices of underground parking space in downtown Toronto has skyrocketed, with prices in the mid-level selling as much as $35,000 a spot and up to $55,000 for luxury developments. So what's the answer when asked "Do you think my condo will be harder to sell in 3-5 years if I don't have a parking space?" I still think it would be easier to sell a condo with parking, I think you'd be crazy to buy a pre-construction property over $400,000 and not take a parking spot. It's a question you have to think hard about when buying today, do you want a 1 bedroom plus parking or 1 bedroom plus den with no parking? Do you want the lower mortgage payment each month, or can you increase that mortgage loan another $35,000 or can you go without a car? Click Here

Everyone's talking about the recent Bank of Montreal rate special at 2.99% and I hear other lenders are going to follow. Do you know what it really is all about? Maximum amortization 25 years, no 30 years allowed. Only half of the normal lump sum payments are allowed at 10% instead of 20%. Same goes for payment increases at half the usual amount allowed.

Fully closed unless you sell or renew into another BMO product...no early negotiating power, you are tied to them for the full 5 years. No non-owner occupied rental properties allowed. Only valid for the next two weeks, so make sure to read the fine print and determine if it works for you. I think it's pretty good
