Everyone's talking about the recent Bank of Montreal rate special at 2.99% and I hear other lenders are going to follow. Do you know what it really is all about? Maximum amortization 25 years, no 30 years allowed. Only half of the normal lump sum payments are allowed at 10% instead of 20%. Same goes for payment increases at half the usual amount allowed.

Fully closed unless you sell or renew into another BMO product...no early negotiating power, you are tied to them for the full 5 years. No non-owner occupied rental properties allowed. Only valid for the next two weeks, so make sure to read the fine print and determine if it works for you. I think it's pretty good.

A bidding war is when more than one buyer submits an offer to purchase on the same property at the same time, A hold back on offer date can occure at any time on a property listed for sale but most often occures when a seller will list their property for sale day's in advance of reviewing any offers. A Bully offer is when a buyer will submit an offer to purchase on a property before the hold back on offer date, disregarding the sellers instructions. Usually a clean offer with no conditions and a sizable deposit with a price well over asking will be submited in order to Bully the seller to except so they can successfully secure the property and avoid competition.
